At Anthony & Home, we help make the path from idea to construction feel clear, organized, and personal. Depending on the services you select, we can support you through custom home design, engineering and permit coordination, builder research and selection, preconstruction planning, design-side support during construction, and interior and furnishing selections.
1. Project Kickoff
What We Do: We begin by learning about your vision, preferred style, layout needs, construction budget, property, timeline, and lifestyle.
Your Role: Share inspiration images, priorities, must-haves, and any information you already have about your property or project.
2. Design & Concept Development
We develop your initial home concepts and floor-plan layouts based on your goals and selected design package.
You’ll have the opportunity to review the design, provide feedback, and work with us toward a refined plan that feels right for your home.
3. Final Design Package
Once the design is approved, we prepare your final residential design package, which may include floor plans, exterior elevations, dimensions, schedules, and other project-specific documentation included within your selected service.
If your project requires structural, MEP, engineering, sealed drawings, or other licensed professional services, Anthony & Home can coordinate those services with the appropriate professionals when included in your package.
4. Engineering & Permit Coordination
If you selected our Engineering & Permit-Ready Plan Coordination service, we help organize the required documentation and coordinate with the appropriate licensed professionals.
Permit requirements vary by location, project type, and jurisdiction. Final permitting and approval remain subject to your local building authority and any applicable HOA or reviewing agency.
5. Preconstruction & Builder Coordination
If you selected our Preconstruction & Builder Coordination service, we help move your project from completed plans toward construction.
This may include:
- Researching builders suited to your project, location, and budget
- Reaching out to prospective licensed contractors
- Helping organize and compare builder proposals
- Reviewing allowances and major scope differences
- Coordinating design information with prospective builders
- Helping clarify project expectations before construction begins
- Participating in preconstruction discussions as needed
The final construction agreement is entered into directly between you and the licensed general contractor you select.
6. Coordination Fee & Service Agreement
Preconstruction & Builder Coordination fees are based on your agreed estimated construction budget and are billed separately from your custom home design purchase.
If you selected this service online, Anthony & Home will confirm your project details, applicable coordination fee, scope of services, and payment terms before coordination services begin.
7. Builder Selection
After proposals and builder options have been reviewed, you select the licensed general contractor that best fits your project.
Anthony & Home can help you understand the design-related differences between proposals and organize the information needed to make a more informed decision.
Your selected contractor will provide and control the construction agreement, construction pricing, construction schedule, jobsite operations, subcontractors, and other responsibilities associated with actually building the home.
8. Preconstruction Review
Before construction begins, we can participate in a final design and documentation review with you and your builder to help ensure everyone is working from the correct project information.
This is also an opportunity to address design questions, selections, and requested changes before work progresses.
9. Construction Begins
Once permits, financing, site preparation, and your contractor’s requirements are in place, your licensed builder can begin construction.
Anthony & Home remains available for the design-side services included in your agreement, while your licensed general contractor manages the construction itself.
10. Design Support During Construction
Depending on your selected services, Anthony & Home can continue supporting the project through design clarification, owner-requested revisions, plan coordination, finish selections, and communication regarding the original design intent.
Your general contractor remains responsible for construction supervision, subcontractors, scheduling, site safety, construction methods, inspections, purchasing, and performance of the construction work.
11. Interior & Finish Selections
We can also help bring the interior of your home together through material, fixture, finish, furniture, and décor selections.
This can include coordinating the overall look and feel of the home so your interior selections remain consistent with the original design vision.
12. Construction Inspections & Completion
Required construction inspections and code approvals are coordinated through the appropriate contractor, inspectors, and local authorities.
Anthony & Home may participate in design-related walkthroughs or discussions when included in your services, but final construction approval remains with the appropriate licensed professionals, contractor, and governing authorities.
13. Final Walkthrough
As the home approaches completion, you’ll complete the appropriate final walkthrough with your builder to review outstanding construction items.
Where applicable, Anthony & Home can also assist with reviewing design selections, finishes, and other items related to our scope of services.
14. Welcome Home
Once construction is complete, required approvals have been received, and your builder has completed turnover, it’s time to enjoy your new home.
Whether Anthony & Home assisted with the design only or supported you through design, preconstruction, builder coordination, and interiors, our goal is to make the process feel more organized from the beginning.
