General Questions
1. What services do you offer?
Anthony & Home provides a range of residential design and home-planning services designed to help clients move from an idea toward construction with greater clarity and confidence.
Our services include custom and pre-designed house plans, residential drafting, preconstruction and builder coordination, builder research and outreach, engineering and permit-ready plan coordination, design-side support during construction, interior design, furniture, and décor.
When construction services are needed, we help connect clients with qualified licensed general contractors suited to their project, location, budget, and goals.
2. Do you offer custom home designs?
Yes. We create custom residential plans tailored to your lifestyle, property, design preferences, space needs, and construction budget.
Our goal is to create homes that feel intentional, comfortable, and functional while making efficient use of space and keeping construction practicality in mind.
3. Can I modify one of your existing house plans?
Absolutely. Many clients start with an existing Anthony & Home design and customize it to better fit their needs.
Depending on the plan, modifications may include room sizes, layouts, exterior styling, garage configurations, bedrooms, bathrooms, windows, doors, and other design elements.
Send us what you would like to change, and we can help determine the best approach.
Planning & Preconstruction
4. What is Preconstruction & Builder Coordination?
Our Preconstruction & Builder Coordination service is designed for clients who want help moving from completed plans toward construction.
Depending on your project, this may include helping establish the project scope and budget, researching builders, reaching out to prospective contractors, organizing builder proposals, comparing major scope differences, coordinating design information, participating in preconstruction discussions, and helping you navigate the builder-selection process.
Construction itself is contracted directly between you and the licensed general contractor you select.
5. Do I need to already have a builder?
No.
If you already have a builder, we are happy to coordinate with them regarding your design.
If you do not have a builder, our Preconstruction & Builder Coordination service can help identify contractors who may be a good fit based on your project size, location, style, timeline, and budget.
6. Do you choose the builder for me?
We can help research, evaluate, and compare builder options, but the final builder selection belongs to you.
The homeowner enters into a separate construction agreement directly with the selected licensed general contractor.
7. Does Anthony & Home build the house?
Anthony & Home focuses on residential design, preconstruction support, builder coordination, and design-related services.
The actual construction of the home is performed and managed by the licensed general contractor selected for the project.
This allows you to receive coordinated design and project support while keeping construction responsibilities with the properly licensed contractor.
Plans, Engineering & Permitting
8. Do I need an architect or engineer to stamp my plans?
Requirements vary depending on the location, project type, structural conditions, local building department, and applicable codes.
Some projects may require structural engineering, MEP documentation, sealed drawings, or other licensed professional services.
If you select our Engineering & Permit-Ready Plan Coordination service, Anthony & Home can help coordinate the required documents with the appropriate licensed professionals.
9. Do you provide structural and MEP plans?
These services can be coordinated as part of an expanded project package when required.
Where licensed engineering services or sealed documentation are necessary, those portions of the project are prepared or reviewed by the appropriate licensed professional.
10. Can I use your plans with any builder?
Yes.
Our custom and pre-designed plans may be used with the licensed contractor you select, subject to any modifications or additional documentation required by your jurisdiction or builder.
If your builder has questions about the design, Anthony & Home can also provide design-side coordination where included in your services.
11. Do your plans comply with local building codes?
Our plans are developed with common residential design and construction standards in mind, but building requirements can vary significantly by state, county, city, HOA, and local jurisdiction.
Final code compliance, engineering requirements, permitting, site conditions, and construction requirements should always be confirmed with the appropriate local authority and licensed professionals.
We can assist with plan revisions or professional coordination when additional documentation is required.
Pricing & Payments
12. How much do custom house plans cost?
Custom design pricing depends primarily on the size and scope of the home.
Our standard custom home design packages are organized by square footage, with additional pricing available for expanded engineering, permit coordination, builder coordination, interiors, and other project-specific services.
Current pricing and package options are available directly on our website.
13. How does the Preconstruction & Builder Coordination fee work?
Coordination pricing is based on the estimated construction budget selected for your project.
The coordination fee is not included in your online house-plan checkout. If you select this service, Anthony & Home will confirm your project details and applicable fee after your design purchase.
You will then receive a separate coordination agreement and invoice before those services begin.
14. Is the builder's construction price included in my Anthony & Home purchase?
No.
Your Anthony & Home purchase covers the design and any selected Anthony & Home services.
Construction pricing is provided separately by the licensed general contractor you select, and the homeowner enters into a separate construction agreement directly with that contractor.
15. What payment methods do you accept?
We accept major credit and debit cards along with secure online payment options available through our website.
For larger project services, separate invoices or milestone-based payments may be used depending on the scope of work.
Interior Design & Furnishings
16. Do you offer interior design services?
Yes.
Anthony & Home can assist with interior layouts, materials, finishes, fixtures, furniture, décor, and overall design direction.
Our goal is to help the interior feel connected to the architecture rather than treated as an afterthought.
17. Do you sell furniture and décor?
Yes.
We offer selected furniture and décor options that complement our residential design work.
Whether you are completing a new home or refreshing an existing space, we can help you create a more cohesive finished look.
18. Can I use your interior services even if Anthony & Home did not design my house?
Yes.
Interior and furnishing services may be available for existing homes, renovations, and projects designed by another provider, depending on the scope.
Construction-Phase Support
19. Are you still involved after construction begins?
Yes, depending on the services included in your project.
Anthony & Home can remain involved on the design side to help answer plan questions, clarify design intent, coordinate owner-requested revisions, assist with selections, and participate in design-related discussions with your builder.
The licensed general contractor remains responsible for jobsite supervision, construction scheduling, subcontractors, construction methods, site safety, inspections, and performance of the construction work.
20. Do you manage subcontractors or the construction schedule?
No.
Those responsibilities belong to the licensed general contractor.
Anthony & Home's role is focused on design, preconstruction support, builder coordination, and design-related communication rather than performing the contractor's construction-management responsibilities.

21. Do you offer consultations?
Yes.
Whether you are just beginning, already own land, need a custom design, are trying to choose a builder, or are unsure where to start, a consultation can help us understand your project and recommend the right next steps.
22. What if I do not know exactly what services I need?
That is completely fine.
Many homeowners come to us knowing they want to build but are unsure whether they need land assistance, design, engineering, permits, builder coordination, or something else.
We can help identify where you are in the process and guide you toward the services that make sense for your project.
23. Can you help me if I do not own land yet?
Yes.
We can discuss your intended home, construction budget, preferred area, and general property needs so you have a better idea of what to look for.
As Anthony & Home expands its real-estate capabilities, applicable licensed real-estate services may also be offered separately where available.
